A web-based interactive tour of Tysons Corner Center — pairing color 3D illustrations of the existing super-regional center with white-model massing of its future mixed-use phases, so Macerich's leasing and marketing teams can tell the campus story as it grows.

The challenge

Tysons Corner Center is one of the country's largest super-regional centers, mid-way through a decades-long transformation into a walkable, mixed-use district. Macerich needed a way to show planners, tenants, and the public both what exists today and what's coming next — clearly, and in one place.

Our approach

Interface built an interactive, web-based tour delivered in three layers:
- Existing campus — a color 3D animation tour with interactive call-outs for access, program, and transportation connections.
- Phased development — a second animation moving through 4–5 future phases, rendered as "white models" to distinguish what's planned from what's built.
- Phase & program pages — ~20 customizable pages with renderings, plans, photography, video, and statistics, maintained by the Macerich team through a custom CMS.

The result

A single digital platform — 3D visualization, 360° VR nodes, animation, and a responsive website — that lets the leasing and marketing teams communicate the campus story as the redevelopment unfolds.

Explore Tysons Corner Center the way you'd move through a video game. Powered by a Unity gaming engine — the same real-time technology behind today's video games — the tour lets you glide across the entire campus, spin the view, zoom into any building, and click to dig deeper. Flip between the center as it stands today and the future phases rising around it, drop into 360° views from street level, and open a detailed page on any project as you explore. A years-long, multi-phase redevelopment becomes something anyone can see, navigate, and understand in just a few clicks — no plans or jargon required.
